Roman Ivanov, Aventura listing agent, on a balcony overlooking Aventura: October 2026 market update

Short answer: if your home is priced right and shows well, this fall is a workable time to sell in Aventura. More homes are selling than a year ago, but buyers are negotiating harder: the median sale price is $450,000, down 5.3% from last year, and the typical home sells about 7% below its asking price (Redfin, three months ending August 2026).

These are the latest numbers available this October. Here is what they mean if you own a condo or a house in Aventura and you're deciding whether to list now or wait.

What are homes in Aventura selling for right now?

The median sale price in Aventura was $450,000 over the three months ending August 2026, down 5.3% from the same period last year. Price per square foot dropped further, to $334, down 7.9% (Redfin, August 2026). Most sales in Aventura are condos, so the median is driven by condo prices. A single-family home or a unit in a waterfront, full-service building will sit well above it.

Are buyers still buying in Aventura?

Yes. 245 homes sold in Aventura in August 2026, up from 197 in August 2025, a 24.4% increase (Redfin). The demand is there. What has changed is how buyers behave: they compare, they take their time, and they negotiate.

How long does it take to sell a home in Aventura?

The median home sold after 147 days on the market, about the same as 150 days a year ago (Redfin, August 2026). That is close to five months from listing to sale. If you need to be moved out by a certain date, count backwards from there and leave room for closing.

How far below asking do Aventura homes sell?

Homes sold for 92.8% of list price on average, which means the typical seller accepted about 7% less than asking. Only 3.3% of homes sold above list price, and 30.3% of homes had a price drop (Redfin, August 2026). Redfin rates Aventura as "not very competitive," and multiple offers are rare.

What do the homes that sell fast have in common?

Redfin's "hot homes" in Aventura, the listings buyers want most, go pending in about 70 days at about 2% below list. That is half the time and a much smaller discount than the typical home. The difference usually comes down to things you control:

  • Start at the right price. When 3 in 10 homes cut their price, starting too high mostly buys you a price drop later and a listing that looks stale.
  • Show the home and the lifestyle. Buyers shop online first. Good photos, a floor plan and video of both the home and the area around it are what get people through the door.
  • Have the building answers ready. Condo buyers ask about reserves, assessments and recent inspections. Having those documents ready keeps a deal from stalling.

I market every listing the way I show neighborhoods on my YouTube channel: video tours of the home and the area around it (youtube.com/@miamifineliving). Here is my tour of Aventura:

Should you sell now or wait?

Nobody can promise where prices go next. If you don't need to move, waiting is a fair choice. If you do plan to sell in the next year, the numbers are clear about what works in this market: a realistic price from day one and strong presentation. That is what puts a home in the 70-day group instead of the 147-day one.
