If you sell an Aventura condo at the city's median sale price of about $457,000 (Redfin, September 2026), the state deed tax alone comes to about $4,800, because Miami-Dade charges $1.05 per $100 on deeds for condos and anything other than a single-family home (Florida Department of Revenue). On top of that you pay the commission you negotiate, title and closing fees, association paperwork, and the gap between your asking price and your final price, and in Aventura homes sold for 93.1% of list price on average (Redfin, September 2026).

That last number is the one most sellers forget. Below is each cost in the order you will see it on your closing statement, and what you can actually control.
What taxes and fees does the seller pay at closing in Aventura?
The biggest fixed cost is the documentary stamp tax on the deed. Statewide the rate is $0.70 per $100, but Miami-Dade is different: $0.60 per $100 for a single-family home, plus a $0.45 surtax for every other type of property, including condos (Florida Department of Revenue, Form GT-800014). So a condo pays $1.05 per $100 and a house pays $0.60.
In a standard Florida purchase contract the seller usually pays the deed stamps, but like most costs it can be negotiated. Expect smaller line items too: settlement and title fees, recording, and paying off any mortgage or lien so the buyer gets clear title. Your title company gives you the exact figures before closing.
What condo costs do sellers in Aventura run into?
Every condo sale needs an estoppel certificate from your association. It confirms what you owe in dues and assessments, and the fee is capped by Florida law (section 718.116, Florida Statutes). If you are behind on dues, that balance comes out of your proceeds.
Special assessments matter more. If your building has voted an assessment for repairs, reserves or a milestone inspection, you and the buyer will negotiate who pays the rest of it. Buyers in Aventura ask about this early, so get your association's current numbers before you list rather than after an offer comes in.
How much does the commission cost?
There is no set commission in Florida. It is negotiated between you and your listing agent, and since 2024 how the buyer's agent gets paid is also something you agree on in writing rather than a number posted on the MLS. Ask any agent you interview to show you, line by line, what you net at your likely sale price, not just what the listing price could be.
I market every listing the way I show neighborhoods on my YouTube channel: video tours of the home and the area around it (https://www.youtube.com/@miamifineliving).
How much does pricing too high cost you?
This is the cost that does not show up as a fee. Aventura homes took a median 137 days to sell over the three months ending September, down from 165 days a year earlier, and 31.4% of homes had a price drop (Redfin, September 2026). Every month on the market means another month of HOA dues, insurance, taxes and utilities that you carry.
The median sale price was down 3.8% year over year, while the number of homes sold rose 15.2% to 214 in September (Redfin, September 2026). Buyers are active, but they are paying for condition and price. A condo priced right from day one usually gives up less than one that chases the market down with cuts.
Here is the math on list-to-sale: if you ask $500,000 and your sale lands at the Aventura average of 93.1% of list, you close near $465,500. That $34,500 gap is real money, and the best way to shrink it is to price against what has actually sold in your building, not what is sitting.
How do you figure out what you will actually net?
Start with a realistic sale price from recent closed sales in your building and on your street. Then subtract the deed tax ($1.05 per $100 for a condo, $0.60 for a house in Miami-Dade), the commission you agree on, title and closing fees, your mortgage payoff, and anything owed to the association.
