Turnberry on the Green

Its first milestone recertification falls in 2027. Local guide. Listing agent.

Selling a Condo at Turnberry on the Green, Aventura

Turnberry on the Green is the easiest building in Aventura to price accurately, and that cuts both ways. With essentially five floorplans repeated across twenty-seven floors, a buyer can see in about a minute what your line has sold for this year. There is no room to be optimistic and no need to guess. Below is what those lines actually closed at in 2026, and one date in 2027 that every owner in the building should have in mind.

What is Turnberry on the Green?

Turnberry on the Green is a 377-residence condominium at 19501 West Country Club Drive, built in 2002 by Turnberry Associates and standing twenty-seven floors. Miami-Dade County property records confirm the 2002 construction date. It sits on the Turnberry Isle golf course rather than on the water, though higher floors are marketed with ocean, bay and Intracoastal views.

The floorplans are named after golf destinations and the mix is unusually tight: one-bedrooms at about 860 square feet, two-bedrooms at 1,175 and 1,245, and three-bedrooms running from roughly 1,500 to 1,725 square feet in the tower suites. Amenities include twenty-four-hour valet and an attended lobby, concierge, a cardio-theater fitness center and spa, an aerobics and yoga studio, locker rooms with saunas, a lagoon pool and recreation deck, a jacuzzi, a billiard parlor, a club room, a business center, a gourmet market and multi-level covered parking. Residences have granite kitchens and baths, full-size washer and dryer, floor-to-ceiling glass and terraces.

Every one of those closed below its asking price. The spread within the same floorplan is the part worth studying: the 1,175-square-foot two-bedroom closed at $298 a foot in June and $409 a foot in October, and the 1,245 line ranged from $442 to $482. That is not a market moving fast. That is condition, floor, view and how the listing was priced on day one.

Seventeen residences are currently for sale, from $325,000 to $840,000, averaging about $442 a square foot in asking price - against a trailing six-month closing average of roughly $417. Over a longer horizon the building turns over about twenty residences a year, with a recent average of ninety-four days on market.

The 2027 date every owner here should know

Miami-Dade County requires a condominium of three or more stories within three miles of the coastline and built in 1998 or later to be recertified at twenty-five years of age, and every ten years after that. County property records put Turnberry on the Green at 2002. That makes 2027 its first milestone inspection - the building has never been through one.

This is not a warning. Most buildings pass, and a 2002 tower is young by Aventura standards. But it is the most useful thing an owner here can plan around, for three reasons. A milestone inspection can lead to required repairs, and in a 377-unit building those are usually funded by assessment. Buyers and their lenders ask about upcoming recertification, and the closer the date, the more it shifts from footnote to negotiating point. And a seller who closes before the inspection does not have to disclose its findings.

None of that means selling is right for you. It means the next eighteen months are a different decision from the five years after, and it is worth knowing which side of the line you are on. Worth noting too: the "forty-year recertification" language many owners still use does not apply to a building of this age in Miami-Dade. The coastal rule here is twenty-five years, which is a local reduction from the thirty-year state baseline.

Before listing I would also want to see where the association stands on its structural integrity reserve study. That document and the reserve balance behind it are the first things a serious buyer’s attorney reads.

What do monthly fees run?

Two verified examples: a 1,245-square-foot residence at $1,395 a month and a 1,175-square-foot residence at $1,307 a month, both around $1.11 to $1.12 a square foot. The building average is reported slightly lower, near $1.01 a foot, so expect the real range to sit between those. The fee covers common areas, cable, grounds maintenance, trash and water. Property taxes on those two residences ran $5,292 and $6,885.

Leasing is long-term only: a six-month minimum, up to two leases a year, permitted after purchase. If you are selling to an investor, that rule is more permissive than several Aventura buildings and worth saying out loud - though confirm the current declaration before it goes in a listing.

How should I price and market a residence here?

Price off your own line, not the building. With five repeating floorplans, the comparable you need is the same model on a similar floor that closed this year - not a building average that blends an 860-square-foot one-bedroom with a 1,725-square-foot tower suite. When I price here I start with the closings in your exact line and work from floor, view and condition.

On marketing, the golf-course frontage is the differentiator and most listings waste it. A buyer deciding between this building and the waterfront towers a mile east is making a trade, and the case for the trade has to be made visually. I shoot a video tour of the residence and the grounds the way I cover neighborhoods on my YouTube channel, so that case gets made before a showing is ever booked. Full MLS exposure, syndication to the major portals, and the association, inspection and insurance documents gathered early, because document delays are the most common reason a South Florida condo sale falls apart at financing.
