Aventura · Six towers on a 35-acre gated peninsula
Mystic Pointe

Selling a Condo at Mystic Pointe, Aventura
Owners at Mystic Pointe tend to price against the community. That is the single most expensive mistake you can make here, because the six towers do not trade alike. In the last six months one tower averaged $429 a square foot and another averaged $240. One sold in sixty-five days on average and another took two hundred and eight. One bars rentals for two years after purchase and another allows two leases a year. Same peninsula, same marina, same gate - very different sale.
This page sets out what each tower is actually doing, so you can see where yours sits before you decide anything.
What is Mystic Pointe?
Mystic Pointe is a gated private peninsula of roughly thirty-five acres in Aventura, made up of six separate condominium towers built between 1988 and 1991. The community shares a marina that takes vessels up to one hundred feet, tennis and pickleball courts, on-site retail including a café, dry cleaner and hair salon, and a complimentary shuttle to Aventura Mall. Each tower is its own association with its own fees, its own rules and its own reserve position.

Average price per square foot and days on market are trailing six-month figures. Sources: Miami MLS data as republished by condo listing services, read November 3, 2026; year built for Tower 500 confirmed against Miami-Dade County property records. Figures change as new sales record.
A few things in that table are worth saying plainly. Tower 600 has both the lowest prices in the community and among the highest fees per square foot - that combination, plus two hundred days on market, is the hardest position to sell from and the one that most rewards getting the price right on day one. Tower 200 gets the highest price per foot, carried by its 1,694-square-foot three-bedroom line. Tower 300 sells fastest at sixty-five days. Tower 400 has the lowest fees at $0.85 a foot, but it also has a confirmed special assessment - on one 2026 sale the seller paid it off in full at closing, which tells you buyers were pricing it in.
Tower 100’s two-year rental restriction deserves its own sentence. It removes investor buyers from your pool entirely. If you own there, your buyer is someone who intends to live in the residence, and marketing it as an income property wastes the first two weeks on market.
What the December 2024 deadline means for your sale
Miami-Dade County required every condominium of three or more stories within three miles of the coastline and built between 1983 and 1997 to be recertified by December 31, 2024, and every ten years after that. All six Mystic Pointe towers were built between 1988 and 1991, which puts every one of them in that group. Their next cycle falls around 2034.
Handled well, that is good news for a seller. The uncertainty a buyer prices in - what if there is an inspection coming and an assessment behind it - is behind you rather than ahead of you, which is the opposite of the position owners in newer Aventura buildings are in right now. The buildings coming up on their first milestone are the ones facing an unknown.
But it only helps if you can show it. A buyer who asks "has this building done its milestone inspection, and what did it find" and gets a shrug has learned something, and will price accordingly. Before I list a residence here I want the association’s milestone report, its structural integrity reserve study and a current statement of assessments in hand - not because something is wrong, but because having them is worth real money at the negotiating table.
Tower 500 is the clearest example of why. Listings there have stated in writing that the milestone structural assessment and reserve study are available, that the building has reserves, and that no assessments are outstanding. That is an answer a buyer can verify, and it is the difference between a quick contract and a long inspection period. I have not confirmed it with the association directly, and neither should you take it from a listing remark - but it shows what a well-documented building can say about itself.
Which tower, and which line?
Mystic Pointe residences repeat by line, which means the comparable you need is a unit in your tower, in your line, on a similar floor. The 1,694-square-foot three-bedroom in Towers 200 and 500 is the top of the market in the community and has closed from $720,000 to $965,000. The 1,181 and 1,353 two-bedroom lines are the volume of the community and run from the high $200,000s to the mid $500,000s depending on tower, floor and condition.
Pricing from a community-wide average will cost you either way: too high if you own in Tower 600, and too low if you own the three-bedroom line in Tower 200.
How I market a residence at Mystic Pointe
The marina and the peninsula are what separate this community from everything else in Aventura at the price, and most listings bury them behind interior photos. A buyer comparing Mystic Pointe against a mid-rise on Country Club Drive needs to see the water, the gate and the walk to the slip. I shoot a video tour of the residence and the grounds the way I cover neighborhoods on my YouTube channel, so that comparison is settled before a showing is booked.
Alongside that: full MLS exposure, syndication to the major portals, and the association, milestone, reserve and insurance documents gathered before we go live rather than after an inspection period starts. Document delays are the most common reason a South Florida condo sale falls apart at financing, and in a 1980s building with a completed recertification they are also the easiest thing to get right.
