Selling a Condo at Residences by Armani/Casa, Sunny Isles Beach

If you own a residence at 18975 Collins Avenue and are thinking about selling, the first thing to know is that this building does not trade like the rest of Sunny Isles Beach. It is a small, newer, design-led tower, and the buyer for it is a specific person. I sold unit 5205 here in August 2026 for $2,050,000, so the comparisons below come from inside the building rather than from a county-wide average.

What is Residences by Armani/Casa?

Residences by Armani/Casa is an oceanfront tower at 18975 Collins Avenue in Sunny Isles Beach, developed by Dezer Development and The Related Group. The design architect was Pelli Clarke & Partners, with Sieger Suarez Architects as architect of record, and every residence and amenity space was designed by the Armani/Casa Interior Design Studio. Miami-Dade County records and the developer list 306 numbered residences plus two penthouses. Most floors were completed in 2019, with the upper floors and penthouses finished in 2020.

The amenity level runs to more than 35,000 square feet across two floors and includes a residents' lounge, a restaurant, a cigar room, a wine cellar, a two-story spa, an ocean-facing fitness center, a movie theatre and a clubroom, plus a heated pool deck and roughly 300 feet of private beach. The landscape design is by Enzo Enea.

What are residences selling for at 18975 Collins Avenue?

The sale I closed in August 2026, unit 5205, went at $2,050,000. Asking prices in the building at the time of writing have ranged from the mid-$2 millions to just under $6 million depending on line, floor and whether the residence is finished or delivered in developer condition. That spread is the single most important thing for an owner here to understand: in a building this size, two units with the same square footage can be priced a million dollars apart for reasons a buyer can see immediately and an algorithm cannot.

This is why an automated estimate is close to useless at 18975 Collins. There are not enough sales for a model to learn the building, and the differences between lines matter more than the averages. Pricing here has to be built from the specific units that actually closed, and from what is sitting unsold and why.

Who is the buyer for a residence in this building?

The buyer is usually someone who already knows the Armani/Casa name and is choosing between this tower and two or three others on the same stretch of Collins. They are not comparing it to a standard Sunny Isles condo. They are comparing finish level, ceiling height, the view line and the amenity floors. Marketing that leads with bedroom and bathroom counts loses that buyer in the first three seconds.

How do I market a residence here?

The same way I show neighborhoods on my YouTube channel: a video tour of the residence and of the building and beach around it, so a buyer sees the view line, the amenity floors and the walk to the sand before booking a showing. For an international buyer, and a large share of the demand on this stretch is international, that video often does the work that a first showing would otherwise do. I work in English and Russian, which matters on this part of Collins Avenue.

I also gather the association documents and financial information before the listing goes live, rather than after a contract is signed. Paperwork that surfaces late is the most common reason a South Florida condo sale falls apart at financing.
