Selling a Residence at Porsche Design Tower, Sunny Isles Beach

If you own at 18555 Collins Avenue, the number you have in your head is probably an asking price, and asking prices in this building are running far ahead of what residences actually close for. That gap is the whole story for an owner here, and it is the first thing I would want you to see before you decide what to do.

What is Porsche Design Tower?

Porsche Design Tower Miami is a 132-residence oceanfront tower at 18555 Collins Avenue, developed by Dezer Development, designed by Sieger Suarez Architects with interiors by the Porsche Design Studio. It stands 641 feet. County records show it built in 2016; the tower opened in January 2017.

It is known for the car elevator system that carries a resident and their car up to a private sky garage alongside the residence, holding two cars in the smaller plans and four in the larger ones. Most residences have a private plunge pool and an outdoor kitchen on the balcony. Ceilings run to ten feet, and twenty feet in the duplexes. The building has 284 robotic parking spaces, a glass-enclosed lobby restaurant with a private wine locker for each residence, an oceanfront ballroom, a fitness center and spa, and a clubroom with a theater, virtual golf and a racecar simulator.

Residences are three, four and five bedrooms. Verified closed sales range from 3,150 to 6,121 interior square feet, and the largest residence currently listed is 9,560 square feet.

Why is the gap between asking and closing so wide here?

Those six closings worked out to roughly $1,000 to $1,260 a square foot. The twenty residences currently listed in the building average about $2,065 a foot in asking price. Some of that difference is mix, because the largest and most expensive residences are the ones sitting unsold, but not all of it. Discounts off the last asking price ran roughly five to fifteen percent on every 2026 sale.

Unit 1101 shows what that looks like in practice. It came to market in November 2025 at $4,200,000 and closed in June 2026 at $3,200,000 - about seven months, and roughly a twenty-four percent cut from the original number. Its 2025 property tax bill was $48,642. A residence that starts above the market in a building with 132 units does not get corrected by the market quickly, because there is no volume of buyers to correct it.

This is why an automated valuation is worthless at 18555 Collins. A handful of sales a year, residences from 3,150 square feet to nearly 10,000, and a car elevator system that no comparable building has - there is nothing for a model to learn from. The price has to be built from the specific residences that closed, and from what is sitting unsold and why. Here is how I build that number.

What do carrying costs look like for a buyer here?

Monthly association fees in this building are substantial, and a serious buyer will ask early. Two current examples: a 3,150-square-foot residence carries $7,160 a month, and a 6,121-square-foot residence carries $13,914 a month. Both work out to about $2.27 a square foot per month. The fee covers cable, internet, hot water, water, sewer, trash and grounds maintenance.

On the compliance side there is nothing hanging over the building. Under the Miami-Dade and City of Sunny Isles Beach rules, a coastal condominium of three or more stories built in 1998 or later is recertified at twenty-five years and every ten years after. With a 2016 certificate of occupancy, that puts this building’s first milestone inspection around 2041. The old "forty-year recertification" language no longer applies to buildings of this age in Miami-Dade.

Who is the buyer for a residence in this building?

Not someone shopping Sunny Isles Beach by bedroom count. The buyer here is a car person, or someone who wants the sky garage and the privacy of a direct-elevator residence, and they are usually comparing this tower against one or two other buildings worldwide rather than against the one down the street. A number of them are not in Florida when they first see the listing.

That changes how a residence has to be presented. Marketing that leads with four bedrooms and four and a half baths loses this buyer immediately. What they want to see is the garage beside the residence, the view line, the ceiling height and the terrace.

How do I market a residence here?

The same way I show neighborhoods on my YouTube channel: a video tour of the residence and of the building around it, so a buyer sees the sky garage, the terrace and the ocean before booking a showing. For a buyer who is out of state or out of the country, that video does the work a showing cannot. Full MLS exposure, syndication to the major portals, and the association, inspection and insurance documents gathered early, because document delays are the most common reason a South Florida condo sale falls apart at financing.
